10 Things To Consider When Buying A House

August 16, 2023 by Jeremy Lindy

Purchasing a home is one of the most important financial decisions you can make in your lifetime. Many homeowners understand the excitement and stress that comes with this major milestone.

A home provides stability, security, and a place to build memories with your loved ones. However, with housing prices steadily rising across many regions, it’s more important than ever to carefully consider all aspects of a home purchase to ensure it’s the right fit.

Make sure to make a solid plan after thoroughly researching and speaking with top real estate professionals. To help you further, here is the list of the ten most important things to think about when buying a house.

It doesn’t matter if you’re a first-time homebuyer or you’ve purchased homes before; keeping these key factors in mind throughout your home search and buying process will surely ease the process.

1. Research Neighborhoods

The neighborhood can make or break your home-buying experience. Drive around the neighborhoods you’re interested in to get a feel for them at different times of the day. Check out the nearby schools, parks, restaurants, and other local attractions. Look at crime rates, walkability scores, and other key quality-of-life factors.

For example, Austin, Texas, is known for its vibrant arts scene, tech industry, outdoor recreation opportunities, and diverse culinary offerings. This energetic and innovative city appeals to young professionals, tech enthusiasts, and those who enjoy a lively cultural scene. Neighborhoods like South Austin have a mix of family-friendly environments and trendy spots that might be attractive to different individuals. Speaking with a local real estate agent can provide additional insight into the best areas for your lifestyle and budget.

2. Hire a Real Estate Agent

When it comes to finding top real estate professionals in the Austin area, Spyglass Realty is renowned for its commitment to clients, offering personalized services tailored to individual needs. Their experienced agents are known to get exceptional deals for clients, employing world-class marketing strategies and staging services to make homes look their best.

Look for an experienced agent you connect well with and who will put your needs first. A real estate agent represents your interests throughout the home-buying process. They have specialized knowledge of the local market, access to listings that are sometimes not available publicly, and negotiating skills to get you the best deal. Agents also handle time-consuming tasks like scheduling showings, managing paperwork, and guiding you through inspections and closing.

3. Determine Your Budget

Before you start looking at houses, determine your budget and what you can realistically afford. Look at your gross monthly income, account for recurring expenses, and calculate the maximum monthly mortgage payment you’re comfortable with. Don’t forget to factor in additional costs like property taxes, home insurance, HOA fees, and maintenance expenses. Being clear on your budget from the start will help you narrow your home search to options you can actually afford.

4. Get Pre-Approved for a Mortgage

Work with a lender to get pre-approved for a mortgage before starting your home search. This shows sellers you’re a serious buyer and gives you a better idea of what price range to look in. Pre-approval involves a thorough look at your finances to determine the loan amount, interest rate, and monthly payments you qualify for. While pre-qualification provides an estimate, a pre-approval is much stronger. You’ll be way ahead of the game with a pre-approval letter in hand. As you're going through this process, keep in mind that in today's digital age, it's increasingly common to buy a house online. Many lenders offer digital pre-approvals, allowing you to start your home search with confidence in a virtual marketplace.

5. Make a Wish List

What exactly are you looking for in your new home? Before viewing houses, make a detailed wish list of your ideal home features. This includes basics like the number of bedrooms and bathrooms, preferred school district, neighborhood, special spaces like a home office, and amenities like a large yard or garage. Having clearly defined wants and needs will make it easier to identify the right home when you see it. Prioritize must-haves over nice-to-haves in case you need to make compromises.

6. Attend Open Houses

Attending open houses is a great way to get an idea of what’s out there and see different home layouts and finishes in person. Open houses are held most weekends and are open to the public. Take notes and photos during each one so you can compare later. Let the listing agent know if you have any questions or interest in making an offer. Just be aware agents at open houses represent the seller.

7. Inspect Thoroughly

Carefully inspect each home you’re seriously considering inside and out. Look for any issues with the roof, foundation, plumbing, electricity, HVAC, and other systems that may need repair. Pay attention to potential moisture issues and signs of pests. Consider hiring a professional home inspector to do a more thorough analysis and identify concerns early on. Ask the sellers to repair major issues or lower the price accordingly.

8. Make an Offer

Once you find the perfect home for your needs, it’s time to make an offer! Your real estate agent will help you determine a competitive offer price based on comparable sales and current market conditions. Submit your offer with any contingencies and proposed closing date. Be prepared to negotiate back and forth on price, closing costs, included repairs, and other terms. Avoid getting emotionally attached as negotiations can be lengthy.

9. Do a Final Walk-Through

Just before closing, do a final walk-through of the home to ensure it’s in the same condition as when your offer was accepted. Check that agreed-upon repairs have been completed properly and that all included appliances and fixtures are still there. This is your last chance to speak up about any concerns and request sellers address them before closing. Thoroughly inspecting the home right before closing protects your investment.

10. Ensure Everything Is Ready for the Move

Congratulations, you’re officially a homeowner! Once the closing documents are signed, and funds change hands, you’ll get the keys. Make sure utilities are transferred to your name and services are scheduled if needed. Enjoy personalizing your new space and settling into the community. Owning your home is a major accomplishment. All the time and effort spent finding the perfect fit will pay off as you make memories there for years to come.

Conclusion

Purchasing a home is a complex process with many important factors to weigh. By setting your budget, getting pre-approved, clearly defining your wish list, researching neighborhoods, hiring an agent, attending open houses, thoroughly inspecting, making a solid offer, doing a final walk-through, and closing, you can feel confident you’ve found the ideal home for this exciting new chapter. While buying a house is a big commitment, taking the right steps will lead to many happy years in your new home.
