Kempinski Residences Miami Design District Opens Its Sales Gallery

Kempinski Residences Miami Design District has opened its official sales gallery, giving prospective buyers their first in-person look at the development ahead of its scheduled fourth quarter 2029 completion. The gallery, developed by DaGrosa Capital Development Partners and Kempinski Group, sits at 455 NE 38th Street, just steps from the development site at 3801 and 3883 Biscayne Boulevard, where two 23-story towers will house 128 residences alongside six private townhomes and 18 private guest suites reserved exclusively for residents. Marking Kempinski’s first branded residential project in the United States, the property is designed by Arquitectonica, with interiors by Rockwell Group and landscape architecture by Enea. Residences range from two to four bedrooms, with interiors measuring approximately 2,100 to 3,100 square feet and total living areas of up to roughly 3,700 square feet, with pricing starting at $3.7 million. Sales are led by ISG World.

DaGrosa Capital Development Partners and Kempinski marked the gallery’s debut on July 16 with an evening that drew top names in Miami real estate. Miami-Dade County Commissioner Vicki Lopez presented proclamations on behalf of Mayor Daniella Levine Cava and the County Commission, declaring the day “Joseph DaGrosa, Jr. Day” in honor of the developer’s founder and chairman, while also honoring Antonio Primo with his own County Day and issuing an official commendation for the project. Guests were treated to Telmont Champagne, a Clase Azul tequila tasting, caviar service, a custom Rolls-Royce VIP lounge, a private Louis XIII toast and a performance from Florida Grand Opera. “This is a tipping point for Kempinski Residences Miami Design District,” said Joseph DaGrosa, Jr., calling the gallery a space built to bring the essence of the residences and the warmth of Kempinski’s five-star hospitality to life before buyers ever sign a contract. Craig Studnicky, CEO of ISG World, added that early demand has come from buyers who already trust the Kempinski brand, along with strong interest from Latin America and the Middle East, including Turkey.

Beyond the gallery, the development’s amenity program spans both towers, connected by an elevated fourth-floor amenity bridge. Wellness offerings include a cold plunge, experiential showers, a fitness center, heated loungers, infrared saunas, private treatment rooms, saunas, steam rooms, a wellness cafe and a yoga and pilates studio, while entertainment spaces range from a card room and a music room to a game room with a Formula 1 simulator and a golf simulator. Outdoor amenities include a lap pool and workout lawn at the North tower, a beach entrance pool, playground and splash pad at the South tower, and a private padel court and dog park at ground level. With its sales gallery now open and construction on track for completion in 2029, Kempinski Residences Miami Design District offers an early look at what the brand’s first branded residential project in the United States could bring to the Design District’s continued evolution as one of Miami’s most active residential submarkets.
