Cooper DeJean's Building Has Two Penthouses for Rent

Philadelphia has a new answer to the question of what luxury renting looks like, and it comes with an unusual credential: it is where Cooper DeJean lives. The Eagles' star cornerback is a resident at 210 South 12th, Midwood Investment & Development's flagship rental tower, and two of its penthouses are now on the market through SERHANT. Celebrity neighbors are not a floor plan, but they are a signal. A player who could live anywhere in the region chose a rental building, which says something about how far the top of this market has come.

The headline home is Penthouse 2C, a three-bedroom, three-bath residence offered at $12,600 a month. Its kitchen is finished the way a for-sale condo would be: Caesarstone counters, walnut-style cabinetry, a European backsplash and a pantry with actual depth. The primary suite has the kind of walk-in closets that rental listings usually apologize for not having, and the apartment keeps stepping outside, with multiple terraces framing the skyline. Penthouse 1B, at $7,350 a month, is the more accessible version of the same idea: two bedrooms and two baths across more than 1,000 square feet, an open kitchen and living room, and a balcony that qualifies as massive by any honest measure.

Underneath both is a building that was clearly designed to remove the usual reasons people give up on renting. There is an outdoor pool and lounge, a serious fitness center, dedicated yoga and wellness studios, resident lounges and co-working space, and pet amenities that go beyond the customary wash station. The lobby is attended around the clock with concierge service. And then there is the garage, which deserves its own sentence: an automated parking system equipped for electric vehicles throughout, described as the first of its kind in North America. In a city where parking can end a listing appointment before it starts, that is not a gimmick, it is infrastructure as amenity.

What makes 210 South 12th interesting beyond its own leasing office is what it represents. Philadelphia's high-end renters increasingly look like buyers who are choosing not to buy, at least not yet, and buildings like this one are being finished to meet them at that level: hotel-grade services, ownership-grade kitchens, and a Center City address with an NFL starter in the elevator. DeJean will not be giving tours. But his address is doing quiet work for the building, and at $12,600 a month for the top penthouse, SERHANT. is betting the market agrees he has good taste.
