Although spring is, still, usually seen as the more brisk home-buying period, selling your home in summer presents great opportunities. There are several positives when the temperature rises on Long Island, New York, if you only know how to take advantage of it.

While the summer months are some of the better times to sell your property, that doesn’t mean you can simply rely on real estate seasonality to do the heavy lifting. Listing a home during the so-called “best month” doesn’t guarantee top offers are rolling in either.

The ultimate goal is to get the best possible price offer. This post has combined some tried-and-tested tips to help you ensure that you’ll get top dollar for your property this summer.

1. Emphasize The Outdoor Features Of Your Home

Summer is definitely that time of the year when people in Long Island, NY, are looking to enjoy some fresh air along with their family and friends. It makes the backyard features of your property of the utmost importance if you’re attempting to sell during the summer. Play up these features and make sure they reach their full potential, and you might end up sparking a summer bidding war for your home. Highlight them in the open house and write-up house advertising materials.

Enhance your property’s outdoor portion by cleaning the entirety of the outdoor furniture, pool, deck, and patio. Make these spaces both look and feel welcoming. If, however, your property doesn’t have notable outdoor features, you can’t go wrong spending for some niceties to ramp up interest from potential buyers. To encourage potential buyers, many home sellers offer incentives. Buyers who have already narrowed their search to two or three top choices may need a bit of pushing to motivate them to finally take action. Incentives you can use to attract buyers include providing credits or allowances for any home upgrades after closing the sale and paying for repairs, inspections, or closing costs. You can also opt to buy down the interest rate on the purchaser’s loan. Some sellers even prepay for homeowners association dues, taxes, Internet services for a year, or even golf club memberships.
