Sight, Sound, and Psychology: The Biggest Mistakes When Preparing Your House for a Viewing

When somebody comes to view our home, we can't just think that the four walls will sell themselves. We've got to accentuate its natural charm with a few key details, but there are so many mistakes people make when preparing their home for a viewing. Here, we are going to show you some of the most common mistakes and what you can do to stimulate a more positive reception from your buyer.

Not Fixing the Small Things

We need to ensure the house is functional, but this can often mean that we overlook the little things. It's these smaller components that we need to pay particular attention to because these could actually tip the balance. An excellent example is a proper fireplace because it can exude so much comfort and warmth that may mean a higher offer. Proper fireplace repair companies can be an invaluable asset, as well as a handyman to ensure that those little things are not just redundant spaces in the home, but actually contribute to an environment that's going to feel like home for the buyer.

Not Decluttering

When people come to see the home, we need to ensure that it is exuding its natural charm and this could potentially mean making a few changes before a viewing. If your home has a number of different colors that contrast, it's worth creating a cohesive color scheme by looking at the current decor and choosing a base color, as well as making sure the colors flow from room to room for the sake of consistency.

Not Hiding Small Messes

There can be quite a few little things that can create a poor impression. We have to remember that when someone comes in, they need to be looking at the house rather than fixating on these small details. Making sure that you've given the house a good clean is a very simple thing, but if you are the only person living in the space it can be easy to overlook these small details. Having a second pair of eyes can identify the things that need more attention. While it may not be necessary to do a complete spring clean, you've got to think that these people viewing your home are going to inspect as much as humanly possible.

Not Taking a Psychological Approach to Home Buying

It's not just about the house and its aesthetics, but we need to remember that buyers have to envision themselves living there, so we need to make sure a room looks like it's part of a magazine-worthy home while also arranging furniture and lighting to draw attention to the most appealing aspects of a room as well as maximizing the feeling of space, for example, by removing excess furniture. It's also important to appeal to the senses to create a welcoming atmosphere, for example, by using fresh flowers and playing soft background music, we have to remember that because people will have made a decision pretty much as soon as they enter the front door, enhancing that curb appeal will pay dividends.
