Rent rates across the USA have gone up by 11% in the year 2021, which is three times the normal rate. Tenants are increasingly finding themselves struggling with rent in addition to other utilities with the steep rise in inflation in the current climate. 

What you pay for housing today directly impacts your budget and everyday expenses. It becomes important to save on rent as much as you can. 

You can achieve that with a bit of planning on your part and being vigilant during your stay. Here are the top hacks to save money on rent in 2023.

7 smart hacks to save money on Rent in 2023

When one looks for a place to stay, there are multiple factors to keep in mind. You’d want a place well connected to the larger area, one that has a pleasant climate and is spacious enough for you. So on and so forth.

Rent, despite being a crucial factor in this setup, often gets overlooked until the end. By the time you lock a place suiting all your requirements, you don’t have many options left than accepting the rent proposed or leaving the place you’ve worked hard to find.

However, a bit of planning on your part and smart negotiations can help you land the place you want within a reasonable rent that saves you money on it. All you have to do is research on your part and be mindful of the options you pick.

Here are seven smart hacks that will help you save money on rent in 2023 without compromising on your living standard or the place you choose.

1. Get a landlord letter

A landlord reference letter is a letter of recommendation written by a landlord for their tenant, typically when the tenant is moving out and their association is ending. This letter helps the tenant to land future places at reasonable rents by proving themselves as a valuable tenant.

Think of it as a letter of recommendation from a former employer for their employee that helps them land a future job based on the positive things the former employer says about them. A tenant would tremendously benefit by having a landlord letter on them, most notably in securing favorable rent.

They will not have to prove their character to their future landlord when they have proof of it on the letter. It will say that they were a good tenant, never caused any trouble, paid their rent on time, and were good-natured in general. 

However, getting the letter from your current landlord can be a tricky task. They might outright deny to be the guarantor of your character. Or they might not know where to begin and what to write in the letter. They might buy time to produce a letter or simply forget.

To make getting the landlord letter from your current landlord easier, make use of a landlord letter of reference template. It will already have all the important elements in place, saving your landlord time and making it easier for them to produce a letter for you.

2. Negotiate away

Many a time, tenants simply accept the rent that is proposed and decide to either accept or deny it without challenging it in any way. You need to understand that rents are a purely subjective proposition decided by the landlord on their own.

They may be influenced by the rates in the area or the condition of the house, but it’s still a subjective number and not pre decided by any law or authority. So, as a tenant, you can absolutely negotiate the rent and propose what you deem fit for the place you’re occupying.

There are a few factors that will help your argument in lowering your rent:

  • Knowing the rent rates in the area

  • Selling yourself as a good tenant

  • Opting for a long-term lease

  • Pointing out the flaws in the current condition of the house

3. Get a roommate or two

One of the best tried and tested hacks to drastically reduce your rent is to get a roommate or two. Having just one roommate will quite literally half the rent you pay while getting you company in the house. The more people that stay in the house, the less the rent.

However, it’s easier said than done. You will first need to get the consent of your landlord about adding roommates. Secondly, you need to make sure that the house can fit another person or not. For example, it may not have enough bathrooms or space for belongings.

Lastly, you need to pick a roommate that is compatible with you. This is the trickiest part. The person you pick should be trustworthy enough to share the same space with you and their lifestyle should be compatible with you.

For instance, if you work a day job and they work a night job, they will be coming back home at odd hours and make commotion noise as they freshen up and prepare food for themselves, disturbing your night’s sleep. This may not be an ideal setup.

4. Capitalize on the off-season

September to April is touted as the best time to move. However, it depends on a multitude of factors, starting from your budget, convenience, season, and the agreement between you and your previous and future landlord. 

Take advantage of the off-season in your area to get a good deal on your rent or get it lowered. For example, if you live in a cold area in the northern hemisphere, the colder months such as December and January are going to be the most challenging for landlords to find tenets.

You can capitalize on this time of the year to get great deals on the rent as a landlord will likely take a tenant at a lower rate than not have one at all. Similarly, places such as New York are popular for having sky-high rents.

Searching for places in adjacent areas that may not be as ‘popular’ as New York will help you find reasonable places and reasonable rents. You will need to do some real estate research about your area to be able to capitalize on its off-season.

5. Eliminate middlemen

One sure-shot way to bring down your rent significantly is eliminating middlemen from the procedure. The reason people opt for the service of real estate agents to find rented places is that they are not very knowledgeable about the area, industry, and trends.

However, conducting a bit of research on your own will help you track suitable places without outside help. The fewer the number of middlemen between you and the landlord, the less you have to pay.

Take the help of online tools, social media platforms, local message boards, newspapers, and asking around the community to find suitable places. Contact the landlord directly to secure a deal with them without the meddling of brokers.

6. Use energy-saving appliances

Electricity bills make up a huge part of the rent and are often ignored. People think of them as an obligation that cannot be negotiated or meddled with. That is not true. Using energy in your home wisely can directly impact your rent savings by lowering your electricity bill.

Check how many appliances and power points in the house offer energy-saving options. Deploy energy-saving devices and appliances as much as you can. They may be costlier than regular devices but will significantly bring down your electricity bill in the long run.

A continued run of energy-saving devices lowering your electricity bill will directly impact your overall rent. Moreover, these appliances will act as a one-time investment you can take with you to the new place when you move.

7. Report problems to the landlord right away

Keeping in constant touch with your landlord will help you gain their trust and keep them in the loop about their house at all times. Take pictures of the house before you move in and report to your landlord in case any problem arises.

Never fix problems yourself or at least before informing your landlord. By informing the landlord about the problems occurring in the house, they will come to fix them, saving you the money and effort to fix them.

Otherwise, it will simply get added to your rent without the landlord even knowing. Remember to keep a warm tone with the landlord, especially when letting them know of an issue you’re facing, even when relaying the urgency of the matter.

Rising rents are one of the major concerns when it comes to modern housing and related issues. However, you can shield yourself from sky-high rents with a bit of research and vigilant house hunting.

Make sure to get a landlord letter from your previous landlord as it makes landing the new house with reasonable rent easy. And don’t be afraid to negotiate the final amount by pointing out all the contributing factors such as the location and condition of the house.
