Foundation settling presents serious risks that can diminish the value of high-end properties. Detecting these issues allows you to avoid getting stuck with costly repairs and protect your investment. Learn how to spot signs of foundation settling before investing in your next property.

Inspect Wall and Ceiling Cracks

Cracks in walls or ceilings could be warning signs of foundation issues. Examine the property thoroughly, looking at areas where the walls and ceiling meet. Vertical cracks might indicate normal settling, but horizontal or jagged cracks suggest more severe structural movement. Noticing subtle signs can give you pause to rethink the investment. 

Assess Floor Evenness

Monitor Water Pooling

Water pooling around the foundation often signals drainage problems that can exacerbate settling. Ensure that the land around the property slopes away from the structure. Standing water weakens the soil and contributes to foundation settling. Consulting a drainage expert offers reassurance and prevents further damage to your investment.

Inspect the Basement or Crawl Space

The basement or crawl spaces may be the first places to show signs of issues. Changes in the basement or crawl space often signal foundation settling. Basement water seepage is also a common problem caused by foundation settling. Examine basement walls and floors for cracks or moisture issues.
