This $10M Miami Home Looks Like It's Floating Above the Water
Miami’s single-family waterfront listings are historically rare, and Casa Vanda, located at 1155 NE 89th Street in the city’s Belmar neighborhood, is exactly the kind of home that reminds you why. Just debuted for $10 million, the three-story residence comes with no shared walls, no HOA, and a private 50-foot boat dock that opens straight onto Biscayne Bay. It is the latest project from Sunland Group, the Miami design, development, and brokerage firm behind the four-home Marea Collection, and it is being brought to market through the company’s in-house brokerage, Sunland Real Estate Exclusives.
The architecture does a lot of the talking. Built in the style of Tropical Modernism, the ground floor opens up completely, with the two stories above resting on slim supports that make the whole structure look like it is hovering over the rear garden. Out front, a cream stone wall textured with seashells anchors the facade beneath a three-story window that frames a dramatic staircase. Inside the 4,800-square-foot home, five bedrooms and five and a half bathrooms surround a primary suite with a soaking tub, walk-in shower, and dual vanities, while a wood-finished rooftop terrace delivers 360-degree views of the surrounding waterways.
The home sits on more than 9,000 square feet in Belmar, an Upper East Side Miami enclave known for its mid-century architecture and easy canal access, about 25 minutes from Downtown Miami and close to both the Miami Design District and the Miami Beach Boardwalk. “Casa Vanda represents everything we set out to achieve when we founded Sunland Group,” said founder Naoshi Matsumoto of the project’s water-centric design. It is a fitting follow-up to the Marea Collection, and another sign that Sunland Group has quickly become one of the more interesting creative forces in Miami’s luxury real estate market.
