The Importance Of Home Staging When Selling A Property

What is home staging? It’s the process of taking a home and making it look nice before a sale. “Staging” refers to the way in which you frame each room - how you stage all the items inside it before taking photos or videos. It’s very easy to spot the difference between a property that’s been professionally staged and one that hasn’t. 

Staging your home might not feel that important, but it’s one of the most critical aspects when selling properties. It’s something you can’t afford to overlook - and we’ll explain why.

Staging Attracts More Buyers

Proper home staging will draw in way more buyers for your home. How? Because you’ve framed and positioned your home in ways that make it more attractive. When buyers are scrolling through property listings, one with professional staging instantly jumps out. It looks much better than any other property in the area because the photos are so impressive. 

People love what they see, and the staging of the rooms shows the home’s true potential. You can get rid of everything in the property and use virtual staging to show people what the home could look like. This excites buyers and means more will register their interest, leading to more open houses, and lots of competition for the property. 

Staging Can Decrease Sale Times

The knock-on effect of professional staging is that it can decrease sale times quite dramatically. When you work with a real estate photographer in your area, you can produce amazing photos that make your property look like it’s from a movie. As mentioned above, this drives interest in the property and multiple buyers will be keen to learn more. 

As a consequence, the increase in competition means people are eager to close the deal before anyone else gets involved. A buyer will know that there are five other buyers interested in this property, so they’ll be keen to get the contract signed ASAP. Instead of sitting on an asset that takes months to sell, your home could be sold within weeks - all thanks to staging! 

Staging Raises The Property Value

What happens when your property gains lots of interest and has multiple people bidding for it? Yes, it sells a lot faster, but what else happens? 

That’s correct - the property value goes through the roof. 

The added competition caused by amazing professional photos and home staging means people are willing to spend more money to bag this beautiful house. You could list the same home with terrible pictures and really bad staging, and it would fetch a much lower price. Why? Because hardly anyone would notice it or see the potential it carries. 

In conclusion, you should take home staging very seriously when selling a home. It’s one of the services you need to invest in to get the best results. Don’t take photos on your phone or try to stage a home on your own - call the professionals to handle it for you. It’ll result in more buyers being interested, more competition, a faster sales process, and a more profitable sale.
