Koh Samui Property for Sale: Low-Density Villa Developments in 2026
The Koh Samui property market has always attracted buyers prioritising privacy and space in order to maximise a tropical island lifestyle, and in 2026 this is clearly still evident when viewing the split of property types on the market. Looking at a sample of over 3,000 listings on the two leading Thailand property portals on 25th March 2026, 89% of residential supply in Koh Samui is made up of villas and houses, with the more compact property group of condominiums and apartments accounting for just 11%. In this article we take a look at the emergence of low density garden villa developments which are now seen in increasing numbers on the island.
As the supply of land available for sea view villas becomes increasingly scarce and expensive, Koh Samui property developers have naturally responded by offering garden view alternatives with larger outdoor living space and garden areas. With an anticipated launch expected this summer, Samui Sunset Valley in Maenam is a prime example.
Set within a peaceful hillside location in Maenam Soi 1, Samui Sunset Valley is a low density private estate comprising just eight contemporary garden pool villas, positioned to take advantage of open valley and mountain sunset views. While not sea view, the elevated aspect provides a strong sense of space and natural surroundings, which is often a key consideration for buyers prioritising privacy and a quieter residential environment.
The defining feature of the project is the scale of the land plots. Ranging from approximately 1,433 to 1,984 sqm, these plots are significantly larger than what is typically seen in this price segment for new villa developments on Koh Samui, where land sizes are often closer to 800 to 1,000 sqm. This lower density layout allows for greater separation between properties, larger landscaped gardens and a more open overall feel across the estate.
Each villa is designed as a single-level residence with a built area of around 450 sqm, incorporating three en-suite bedrooms, open-plan living areas and full-height sliding glass to maximise natural light and connection to the outdoor space. The layout focuses on practical indoor-outdoor living, with a covered terrace opening directly onto the garden and pool area.
Outdoor space is a central part of the concept. A standard 12 metre private pool is included, with options to extend this to 15 or even 20 metres, alongside a poolside sala for dining or relaxation. Combined with the large plot sizes, this allows for a level of usable external space that is not commonly available in more compact developments.
From a location perspective, Maenam remains one of the more relaxed and low density areas on the island. The long stretch of beach, quiet atmosphere and surrounding greenery make it particularly attractive for longer stay residents, while still being within a short drive of Fisherman’s Village in Bo Phut, international schools, Santiburi Golf Club and the airport.
Pricing for the villas is expected to range between approximately THB 21.9M and THB 25.0M depending on plot size. Within this range, the combination of large land plots, low density planning and a peaceful hillside setting positions the project differently from more typical villa developments currently on the market.
Developments such as Samui Sunset Valley reflect a broader shift in Koh Samui’s property market. As prime sea view land becomes more limited, there is a growing focus on space, privacy and natural surroundings, particularly in areas like Maenam where these characteristics can be fully realised.
