If you’ve been recently thinking about the valuation of your home, the interior is probably what came to mind first. While the inside surely plays a large factor, so does the outside of the home. Have you considered how a patio can add to home value? A patio is a great investment to increase the value of your home without worrying about costly or time-consuming maintenance.

It Provides Extra Hangout Space

A patio is a great way to add extra hangout space to your backyard. If you have a large backyard, you might be wondering how a patio can add to home value. Firstly, it will break up the backyard into sections. You still can walk out into the yard, but can also utilize the patio as a seating area. A patio increases your home’s value by adding that ‘wow’ factor, especially if you have installed large outdoor fountains, to an otherwise open backyard. Extra hangout space also means there’s an opportunity for some furniture or styling outside of your home.

It’s Low-Maintenance

Contrary to popular belief, patios won’t be troublesome projects, and prospective homebuyers will see value in that. Because patios can endure the changing seasons, they won’t require as much maintenance as a deck—in fact, the elements can really wreak havoc on wood. Plus, unlike decks, you won’t have to constantly stain and seal them. Firstly, it can help to protect the patio even further from the elements and will not cost much to install, while it can also provide extra shelter for its users - something that can only increase the value of the home even further.

A patio is a great addition to your backyard because it’s aesthetically pleasing. Plus, numerous patios are constructed from natural stone or brick, which are beautiful and durable materials. Your patio will perfectly complement other aspects of your home’s exterior. Furthermore, a patio provides you with an opportunity to decorate outside your home by adding furniture or outdoor rugs, displaying personal style.

You may be hesitant to put money into a patio because it’s a large upfront investment, but the money will come back to you in the long run. For instance, paver patios may be expensive in the beginning, but they provide a host of benefits. Don’t get caught up in the initial costs—you, and future homebuyers, will learn the cost will be worth it.
