Becoming a landlord comes with a ton of benefits, such as extra income, tax deductions, money you can use to invest in retirement, and much more. Despite all the benefits, though, being a landlord can be very difficult for a variety of reasons. If you are thinking about renting out your property, be ready for some of the top problems landlords encounter.

Finding the Right Tenant

As a landlord, the first problem you might come across is finding the right tenant for your property. There are many qualities to look for in tenants that can give you a good idea of whether you can trust them, but it’s never a guarantee. You might also want to fill a vacant spot quickly, but the best thing you can do is to establish a process and be as consistent as possible to avoid potential problems.

Late Rent Collection

Another top problem many landlords encounter is late rent collection. This risk is one of the reasons it’s necessary to include a look into financial histories and credit checks when you’re searching for the right tenant. However, there are instances when reliable tenants can fall on hard times, especially during COVID-19. Taking necessary actions and knowing the different rules for property management is the best way to handle the situation.

Evictions

The worst-case scenario is that late rent collection, damage, or breaking other lease agreements can turn into an eviction. It can be incredibly difficult to kick someone out of their home, but it can be a part of the job, and the best thing you can do is to follow the law and seek help from an attorney.

Property Maintenance and Damages

The final issue landlords need to be ready for is property maintenance and damages that may arise. To reduce the high turnover rate and make your property appealing, keep up with all the requisite maintenance. There will also come times when repairs are necessary because of damages or due to age. Keeping up with inspections and having a property manager can prove to be instrumental in managing your property well.
