As much as people may deny it, everybody wants to look good. They want to impress at parties; they want to be the reason that heads turn when at parties, and they want to feel confident every time they step out the door. 

The problem is they’ve been convinced you must spend a fortune to have The Look, but this is a lie. Often, looking good isn’t about wearing the most expensive clothes, but instead how you carry yourself. So, if you want to improve your style without going bankrupt, keep on reading. 

The Head

Your face and head are one of the most important parts of looking good. If you’ve looked the same since you left school, it might be time to switch it up. 

First, start with the skin. If you’re not moisturizing every day, why not? This will keep your skin hydrated and give it a healthy glow. Next, think about your hairstyle. There are plenty of great hairstyles for men to explore, from the traditional to the man bun haircut. If possible, try growing facial hair, but make sure you learn how to groom it. Otherwise, you risk looking like a caveman. 

The Clothes

People believe you can’t look good without expensive clothes, but the truth is the opposite. It’s not about the cost of the clothes, but the fit. Too baggy and you risk looking like you’re wearing your dads’ hand-me-downs. Too tight, and it seems you’re trying to grip onto your youth. Neither of these is an attractive look. 

You can buy suits and pants and get them tailored to suit your body shape, and often, this costs less overall than buying designer options. Many people say that once you get your first tailored clothes, you never go back, so prepare to get addicted. 

The Shoes

Even if the rest of your outfit isn’t up to scratch, the right shoes can accentuate the outfit and show you know how to look good. It’s believed that shoes are the second thing people look at when meeting you, so it’s essential that you find a nice pair of shoes. 

This is the one place you should spend a little more, but don’t go overboard. You can find great shoes for $100 that look no different from $500 pairs. As long as you keep them clean and scuff-free, you’ll have a lifeline for your look no matter how the rest of you looks. 

The Accessories

Accessories are a fantastic way to add a touch of class and amplify your style, but you don’t need to invest in expensive jewelry or flash watches. Often, less is more, so find a signature piece such as a watch, ring, or chain to help make your outfit more interesting. 4 Steps Towards a Sustainable Wardrobe

Fashion is always changing and evolving, with each new season bringing out an entirely different line of styles and colors for people to choose from. It is wonderful in some respects that a lot of people have access to such a variety of clothing, as it allows people to express their individuality and personal style. However, the type of fast fashion which many have grown accustomed to is incredibly damaging to the environment due to its unsustainable nature. However, sustainability doesn’t have to mean stepping away from fashion altogether. In fact, if you are looking to decrease your carbon footprint and bring more sustainability into your wardrobe, then here are four simple steps that you can take. 

Organize your wardrobe

One of the easiest steps towards sustainability is to actually sort through all of the clothing items you already own and get a better sense of what you want to keep. Often people forget that they even have certain pieces of clothing hidden at the back of their wardrobe and so accidentally end up buying multiple new items of a similar style. When you have some spare time, set aside a few hours to go through your wardrobe and sort your clothes into piles of items that you love and will wear again, clothes that need repairs or alterations, and items that you can’t see yourself wearing in the future

Alternatives to throwing away clothes

Instead of throwing your clothes away and adding to the ever-growing size of landfill sites, try to think of some alternative things to do with the clothes you no longer want to wear. If something is in good enough condition, then you could sell it or even gift it to someone who you think would get more use out of it than you. If there are items that are still wearable but are unlikely to sell for much money, then you can donate them to a charity or thrift store that can sell them for a small profit. For the items that are past being wearable, many schools and independent tailors are always on the look out for pieces of scrap material that can be recycled to make new products, so consider donating these items to them. 

Repair and Personalize Your Clothing

If there are items in your wardrobe that you would consider wearing again, but that needs a little updating, resizing, or fixing in order to be wearable, then consider putting aside some time to go through these items and decide what repairs need to be done. If you’d like to save money, then you could consider doing the alterations yourself, so long as you have a reliable sewing machine. Alternatively, you could take your items to a tailor and explain what you need them to do to the items.

Consider your buying habits

For example, you could purchase second-hand items that are either ready to wear or that will need to undergo some alterations. Alternatively, if you want to buy new, consider buying from independent designers and stores, and avoid fast fashion as best as you can.

Sure, it helps, but so do a whole host of smaller tips that can help you along your way.

Well, you guessed it. Today's article is going to look at some of these easy fashion hacks and show how you can transform your wardrobe in a flash.

Always buy two of things that fit well

OK, you don't need two of everything, but in the case of shirts and trousers, this is a rule that can serve you very well indeed.

In short, buying items that fit well is a really difficult task. When you do get it right, you need to make the most of it, and this is where buying multiple versions can work a treat.

Sure, they don't have to be the same color, but if there's a model that fits you really well then you should grab with both hands.

Don't go OTT with sneakers

There is a time and a place for sneakers and it can become very easy to use them a little too often. First and foremost, if athletic shoes are your thing, try and only don these when you head for a run.

Then, in relation to sneakers in general, these are something that can really hold you back when it comes to the style guidelines. It's a match: making your belt and shoes work together

It means that you need to match wherever possible; using the same materials and color so that the two items match.

Keep your gym clothes for... the gym

Granted, this is something that has surged in popularity over the last few years - but there's a time and a place. Furthermore, the definition of athleisure isn't simply slipping on your sneakers that have fallen to the bottom of your gym bag.

Instead, let's clear a few things up. Your gym clothes are reserved for the gym and if you do want to tap into athleisure, at least make sure that you are doing it right. There are lots of guides that can help your plight with this but to pick a few rules, making sure that you aren’t dressed too down and combining it with your standard fashion items are two ways you can make it a success.

The average real estate investor makes almost $124,000 per year. However, it's a tricky business, especially when you're starting out. 

However, that doesn't mean that money can't be made in this field. Many have become millionaires by becoming a real estate investor. It just takes the right kind of person to make real estate work for them.

What kind of person makes a good real estate investor? It all depends on the development of several habits. We'll talk more about these habits in the paragraphs below.

1. Study the Market

Becoming a real estate investor obviously means knowing how real estate works, but there's more to it than that. The real estate market is like any other kind of market.

Knowing the trends helps you guess what might happen in the future, and lets you know where to spend your money. Knowing state laws and how they affect real estate can help as well.

Knowing what the trends are now and what they're expected to become can help you further refine your business. This leads us to the next point on our list.

2. Find a Niche

Studying the real estate market ultimately means working towards a goal. In most cases, the goal is to develop a niche.

The term 'jack of all trades and master of none' doesn't apply to the real estate market. In the long run, it's better, and easier, to become an expert in one field and stick to it.

This will save you a lot of work and money. Being an expert in one field can help you avoid mistakes and may mean hiring fewer workers and paying fewer salaries.

There are many different real estate niches out there, and it's up to you which ones to choose.

3. Stay Up-To-Date

There's more to real estate than just buying properties and charging rent. In the day-to-day, you're going to need to make sure that everything is legal and in working order.

Neglect of property can result in legal action. Not only that, but nobody's going to want to stay in an apartment with no electricity or a bed bug infestation. Hiring a property manager will help with the repairs, but the financial aspects are still in your hands.

On that subject, you need to keep studying the market, even after you've found your niche and established yourself within it. Markets change, and knowing how it plays into your niche can be useful. It will help you make more money and avoid issues in the long run.

4. Build a Network

Real estate investment is a business, and like any other business, it works best when there are competent people at every level. You'll need to hire real estate agents to help sell your properties.

Property managers will help take care of them. Accountants will help with your taxes so you can focus more on investments. It might be a good idea to hire someone in marketing to help get the word out about your properties.

You may also want to develop relationships with a few other investors. They can offer advice when you need it, and you can help them out as well.

You may also want to have a lawyer, just in case. You should work to keep your properties from breaking laws, but things do happen, and you need to be prepared.

5. Respect and Kindness

Many people have the image of the ruthless, greedy landlord burned into their brain, but that idea is counterproductive. As a general rule, both customers and business partners respond better to respect and kindness.

Yes, there are people in the world who will try to take advantage of you, and no, you shouldn't let them. However, the vast majority of people don't want to cause trouble.

Treating everybody like a potential nuisance is a recipe for disaster. The truth is that people are sometimes late with the rent because money is tight. Sometimes, things break and it's not really anybody's fault.

Things happen, and trying to understand and sympathize will help you earn the respect of your coworkers and clients. It may even help attract more customers.

6. Understand the Risks

Real estate can be a very risky market, and you'll need to know what you're getting into. The payoff of a successful endeavor can be huge, but are you prepared for the loss if things go belly up?

The worst thing to do with any business is to assume you'll be successful. That type of attitude can ruin you.

The second worst thing to do is never take risks at all. Your business will become stagnant and eventually wither away. Take risks, but don't risk anything you can't afford to lose.
